Project office · built to precision

We run the whole job as precise numbers.

Check is how a line becomes true — length, width, height, quantity, rate. The office is everything around that line: brief, sheets, agreed list, diary, materials, defects, handover. People type once. The queue is the job. The owner sees the same number — not a story from chat.

The idea of the queue — not a screenshot of the product.

The method

One building. Precise data. A human office.

The system is built to precision. We do not only stamp a drawing and leave. We manage drawings, money, materials, and quality as paths on the same job. Doors are lenses on that data. If two screens disagree on a quantity, the office has failed.

Four paths the office runs. Check sits in the middle of each — it is not the only work.

Register

Drawings as data

Versions, owner yes, stamp, site pack, questions on the sheet — not a PDF in chat.

Quantities

Built to precision

Length × width × height against the agreed max. A bill cannot invent a line or a speech.

Materials

Truck to tick

Ask, quote, order, received, invoice. The path is complete or it is not.

Quality

Defects that close

Pin, due date, proof. Handover is as-built and last account, not a paper punch list.

Talk

On this building

Chat with history. Meet with a host. No ringing calls as the product.

Queue

The morning is the job

Release, check, certify, close. That is how a small office runs a whole building.

  1. 1

Drawings: only the stamped pack goes to site

Design uploads versions. The owner says yes or change. We stamp. Site sees that set — not a PDF from last week’s chat. A question sits on the sheet. A clash is a pin, not a buried voice note. Concrete does not undo; catching the clash on the drawing is the cheap version of the same argument.

  2. 2

Money: type sizes once, bill from checked lines

Site records sizes on the phone. We compare with what was already agreed. Extra work is visible when it happens, not at handover. A bill cannot include un-checked lines. “Paid” is true when money actually moved — not when someone ticked a box in the office.

  3. 3

Materials: no skip from truck to invoice

Ask, we allow a quote, supplier quotes, order, truck, site ticks received, then invoice. If any step is missing we do not pretend the path is complete. That is how stock stops sitting in an argument and the dealer gets a clean line to bill.

  4. 4

Quality: defects stay open until they are really closed

We pin it, set a due date, site uploads proof, the owner’s list updates. Handover is not a paper punch list on the last day. Keys follow as-built sheets, warranties, and a last account that matches checked work.

Why this is faster

Stop collecting the job. Start running it.

Typical office: morning chasing diary photos, noon rebuilding a bill, evening arguing a rate. Circle office: an inbox of un-checked items, certify from those lines, the owner already looking at the certified number.

Typical morning
On the Circle

Talk stays on the job — chat with history, Meet as a room with a host on this building. No ringing calls as the product. A scribble on a whiteboard is saved here if it belongs to this house.

Visibility follows who hired whom. Site does not see the owner’s wallet. Owner does not type raw sizes. Supplier sees orders, not the whole measurement book. That is not bureaucracy. That is how fewer people need to be in every argument.

Six chapters of a job

A building is not forever “in progress”.

The job is a pipeline of data. Each chapter writes the next — brief becomes sheets, sheets become sizes, sizes become pay, pay becomes keys. The office runs that flow. It does not live in a folder marked “ongoing”.

  1. 1

    Brief

Rooms, budget, dates. Freeze the wish so later bills have a baseline.

  2. 2

    Concept

First sheets and mood. Owner yes — still not for site.

  3. 3

    Choose firms

Packages, bids, quotes. The companies who will sit on the ring.

  4. 4

    Build

Stamp, diary, measure, certify, pay. The long middle, run as a queue.

  5. 5

    Quality

Punch list live until closed with proof.

  6. 6

    Handover

    As-built, warranties, last account, keys.

Data moves left to right. The office does not skip a box.
